A New Community at Omega

Why new homes on Omega?

Warrington Borough Council needs a large number of new houses to be built in the Borough over the next few years to house its growing population.

Omega provides the opportunity to build some 1,100 new homes on Zone 6 (see map) which will sit well next to the existing residential areas off Whittle Avenue and Lingley Green Avenue.

What type of houses will be built?

Omega South will be able to deliver a range of homes for families, couple, singletons, and the elderly with special care requirements to create a truly mixed community. TCurrent plans approved by Warrington Borough Council provide 20% of these as affordable starter homes.

Play and green spaces

A mixture of gardens and public open spaces will be provided including play spaces to cater for young children up to teenagers. There will also be access across the Omega site to larger leisure spaces for cycling, dog walking and running including a 35 acres Green Heart. See landscape page for more information.

Access and traffic

The existing cycleway from Barrow Hall Lane/ Lingley Green Avenue will be continued into the new residential area along the line of the existing hedgerow. There will also be internal link roads connecting the new homes up to Junction 8 of the M62 through the Omega site so that new residents do not need to use surrounding local roads.

Public transport will also be a key part of managing future traffic impacts of this development and the Council is working hard to improve local bus, train and cycle routes to reduce the reliance on car travel. A Traffic Assessment was submitted along with the outline planning application in September 2015 and approved in May 2016. When will this happen?

To help develop a planning application for new homes on Omega South, public consultation on proposals was undertaken in May/ June 2015. You can view what was presented at the consultation events on the consultation page.

An outline planning application for new homes on Omega South (along with leisure, retail and community uses) was submitted at the end of August 2015and approved by Warrington Borough Council’s planning committee in May 2016. OWL will now look to find high quality housebuilder partners to develop detailed designs for each plot. These designs will be subject to further rounds of public consultation before being submitted as detailed planning applications.
