ASDA deal marks first occupier for Omega South

Omega Warrington Ltd (OWL) has today (17 October 2013) completed a deal with ASDA, which will see the leading food retailer take a 618,000 sq ft regional logistics facility on the first plot to be developed on Omega South.

The landmark deal for Omega South follows planning consent being granted by Warrington Borough Council to OWL and Bericote Properties (the developer acting for ASDA with Turleys as planning consultants) in August this year. The consent was achieved for a revised application which included a reduction in height to the overall building and an improved amended site layout.

OWL is a joint venture between Miller Developments and KUC Properties Ltd (part of The Royal Bank of Scotland Real Estate Asset Management) , in partnership with landowner the Homes and Communities Agency and supported by Warrington Borough Council and the Cheshire and Warrington LEP.

An enabling works contract is now under way for site preparation and the main construction works building contract, including that of a new Omega South access road direct from the elevated Junction 8 roundabout.

With Brakes now operational on Omega North, the Hermes unit nearing completion and work commencing for the Travis Perkins premises, this latest deal with ASDA will mark the delivery of 1800 jobs at Omega plus around 1,000 construction jobs within two years of development commencement. This will be wrapped up in over 1.6m sq ft of development completed or underway across Omega.

The planning consent for, and deal with, ASDA marks the first phase of a wider emerging mixed-use masterplan for the remaining plots on Omega South not already consented. The aim will be to deliver significant employment and regeneration opportunities for the area through a comprehensive Masterplan based on a deliverable, mixed-use development. It is expected that the further elements of the Omega Masterplan will go out to public consultation in winter 2013/2014.
